Getting the Most Out of Your Home Improvements

Homeowners are always looking out for new ways to help make the most out of their homes. If funds are limited, though, you have to decide which improvements provide the best value for your home. Here are some tips and resources from Excellent Plumbing, Heating & Mechanical to get your started.
Monetizing Home Improvements
Home improvements that result in the biggest gains typically involve either extending the house sideways or upward to incorporate more space. This might turn a two-bed property into a much more desirable three-bed property, ideal for a growing family. Once you get beyond four beds, the increase in value often decreases significantly, with five-, six-, and seven-bed property values being driven more by location than size.
However, even adding a garage or upgrading the kitchen can result in modest gains, especially if you open up the first floor into a more cohesive dining/entertainment area. In addition, a new kitchen usually makes it easier to sell the property, resulting in less stress and hassle.
A new bathroom can also improve matters significantly, as this is the one room that tends to experience mold and mildew. If you have a basement, consider turning it into a livable space, but don’t forget that it needs to be properly insulated to avoid damp and ventilation issues — usually with subfloor insulation.
How To Afford Home Improvements
Most people monetize home improvement to either get a better deal on their home mortgage or improve the odds of selling their house. As a result, getting a home equity loan (the value of which is calculated by subtracting the amount that you still owe on your mortgage from your home’s value) to do so can pay off. If you create additional value immediately before selling your home, that can allow you to pay off the loan quickly, reducing the amount of interest you have to pay.
Documenting Home Improvements
Of course, it’s fun to document your home improvements, but remember that you can inspire others to do so, as well. You might want to add it to a Facebook page, or you could create your own blog. One popular route is to create a YouTube channel, and who knows — you might end up being a YouTube star. You can even create ads quickly with a Facebook ad template to advertise your channel!
If you do choose to go this route, good footage is critical. A little bit of knowledge regarding video creation, lighting, and the use of A-role (main footage) vs. B-roll (supplemental shot) can go a long way toward creating professional-looking results, and you don’t necessarily need a professional camera to do so.
Maximizing the Value of Your Property
Obviously, you always want to get the most out of your property. That takes effort, but there are plenty of steps you can take to facilitate the process, from simple fixes to a complete overhaul.
